All of the Tri-Cities markets suffered through a double digit decline in year over year Average Sales Price. All of the markets experienced a decline in the Days on the Market category. Once again this month, all three markets experienced a decline in the Number of Units Sold and Sales Volume.

Here are the results from our December 2009 Market Survey for the Tri-Cities:

College Park had a 44% drop in Average Sales Price from $216,282 in ’07-’08 to $121,580 in ’08-’09. The Average Number of Days on the Market fell from 146 days to 101 days a drop of 31%. The Number of Units Sold declined from 61 to 55 or 10% and Annual Sales Volume fell by 49% from $13,193,202 to $6,686,900 over the last year.

The East Point market had a 35% decrease in Average Sales Price from $87,899 to $56,922 in the last year. The Average Number of Days on the Market fell from 106 to 88 or 17%. The Number of Units Sold was down slightly from 245 in ’07-’08 to 227 in ’08-’09, a decline of 7%. Annual Sales Volume in East Point was off by 40% from $21,535,255 in ’07-’08 to $12,921,294 in ’08-‘09.

Hapeville’s Average Sales Price was off by 19%- from $117,296 in ’07-’08 to $95,231 over the last 12 months. The Number of Days on the Market declined from 99 to 79 in the last year or 20%. The Number of Units Sold fell from 38 to 30, a decline of 21% and Annual Sales Volume was down by 36% from $4,457,248 to $2,856,930 over the last year.
