East Point, College Park and Hapeville were all negative in the year over year Average Sales Price category. East Point continues to out perform College Park and Hapeville in the Number of Units Sold. In a bit of good news, College Park and East Point experienced a decrease in the Number of Days on the Market.

Here are the results from our July Market Survey for the Tri-Cities:

College Park experienced a 35% decrease in Average Sales Price from $240,045 in ’07-’08 to $156,527 in ’08-’09. The Average Number of Days on the Market fell from 137 days to 127 days a drop of 7%. The Number of Units Sold fell from 65 to 53 or 18% and Annual Sales Volume fell by 47% from $15,602,925 to $8,295,931 in the last 12 months.

The East Point market had a 43% drop in Average Sales Price going from $109,196 to $62,620 in the last 12 months. The Average Number of Days on the Market fell from 106 to 96 or 9%. The Number of Units Sold increased by 13% from 218 to 247. Annual Sales Volume in East Point fell by 35% from $23,804,728 in ’07-’08 to $15,467,140 in ’08-’09.

Hapeville’s Average Sales Price fell by 4% from $129,028 in ’07-’08 to $123,578 in ’08-’09. The Number of Days on the Market increased by 15% from 81 days to 93 days.
The Number of Units Sold fell from 36 to 30, a decrease of 17% and Annual Sales Volume was down by 20% from $4,645,008 to $3,707,340 in the last year.
