The Central DeKalb City of Pine Lake experienced a large jump in Average Sales Price in this month’s survey. Decatur experienced a small year over year increase in Average Sales Price, while the Avondale Estates experienced a small drop in Average Sales Price. The City of Decatur markets of Glenwood Estates, Winnona Park and Great Lakes had increases in Average Sales Price. Two Decatur neighborhoods Oakhurst and Decatur Heights had a drop in Average Sales Price.

Here are the results of our July 2009 survey:

Avondale Estates had a 3% decrease in Average Sales Price from $313,756 in ’07-’08 to $304,461 in ’08-’09. Average Days on the Market fell from 97 to 83 or a decrease of 14%. The Number of Units Sold increased from 53 to 57 or 8%. Annual Sales Volume was up by 4% from $16,629,068 to $17,354,277.

The City of Decatur market experienced a 4% increase in Average Sales Price from $378,666 to $394,234 in the last year. Average Days of the Market decreased from 71 to 64 or 10%. The Number of Units Sold fell by 23% from 242 to 186. Annual Sales Volume in Decatur dropped by 20% from $91,637,172 in ’07-’08 to $73,327,524 in ’08-’09.

The Pine Lake market experienced a 23% price increase over the last 12 months with an Annual Sales Price in ’07-’08 of $135,962 and $167,419 in ’08-’09. The Average Days on the Market in Pine Lake increased by 3% from 110 days to 113 days. The Number of Units Sold fell from 18 units to 8 units or 56%. Annual Sales Volume dropped by 45% from $2,447,316 to $1,339,352 in the last 12 months.

The Average Sales Price in the City of Decatur neighborhood, Decatur Heights, fell 15% from $391,646 in ’07-’08 to $332,716 in ’08-’09. Average Days on the Market increased by 26% from 70 to 88 and the Number of Units Sold decreased from 23 to 19 or 17%. Total Sales Volume fell by 30% from $9,007,858 in ’07-’08 to $6,321,604 in the last 12 months

The Decatur neighborhood of Glenwood Estates had a 12% increase in Average Sales Price from $478,714 to $534,000. The Average Days on the Market fell from 91 days to 44 days or 52%. Glenwood Estates experienced a 29% drop in the Number of Units Sold from 7 to 5. Annual Sales Volume was down 20% from $3,350,998 to $2,670,000 in the ’08-‘09.

The Great Lakes market had a 2% increase in Average Sales Price from $491,583 in ’07-’08 to $500,050 in ’08-’09. The Average Number of Days on the Market increased by 108% from 52 to 108. The Number of Units Sold was up 33% from 6 to 8. Annual Sales Volume increased by 36% from $2,949,498 to $4,000,000 in the last year.

The Oakhurst neighborhood had a 1% decrease in Average Sales Price from $365,459 in ’07-’08 to $363,534 in ’08-’09. The Average Number of Days on the Market fell by 15% from 68 to 58. The Number of Units Sold dropped 21% from 86 to 68 and Annual Sales Volume fell by 21% from $31,429,474 to $24,720,312 in the last 12 months.

The Winnona Park market experienced a 17% increase in Average Sales Price from $396,072 in ’07-’08 to $461,432 in ’08-’09. The Average Days on the Market increased by 17% from 77 to 90 and the Number of Units Sold increased from 25 to 29 or 16% in the last year. Annual Sales Volume was up by 35% from $9,901,800 to $13,381,528.
