The December ’09 Adams Realtors Intown North Market Survey had Ansley Park as the only market that had a positive year over year increase in Average Sales Price, Number of Units Sold and Sales Volume. Ansley Park and Poncey Highland were the only markets that experienced a fall in the Days on the Market category. All of the other markets suffered declines in all of the categories except Days on the Market.

Here are the results of our December 2009 survey on a market by market basis for Intown North:

The Ansley Park market experienced a 1% increase in Average Sales Price with an Average Sales Price of $939,440 in ’07-’08 and $948,446 in ’08-’09. The Average Number of Days on the Market fell from 114 to 107 or 6%. The Number of Units Sold increased by 14% from 21 to 24 in the last 12 months. Annual Sales Volume increased by 15% from $19,728,240 to $22,762,704 in ’08-‘09.

Inman Park’s Average Sales Price decreased from $501,959 to $450,284, a decline of 10%. The Average Number of Days on the Market was up from 75 to 79, an increase of 5%. The Number of Units Sold was down by 10%, from 29 to 26. Annual Sales Volume in this market decreased from $14,556,811 in ’07-’08 to $11,707,384 in ’08-’09 or a drop of 20%.

Midtown’s Average Sales Price decreased by 13%-$594,809 to $517,133. Average Days on the Market grew by 18% from 62 to 73 and the Number of Units Sold was down by 55% from 31 to 14 in the last 12 months. Annual Sales Volume was off by 61% from $18,439,079 to $7,239,862 over the last year.

Morningside had a 5% fall in Average Sales Price from $667,963 in ’07-‘08 to $632,864 in ’08-‘09. The Average Number of Days on the Market rose by 13% over last year from 80 to 90. The Number of Units Sold fell by 29% from 147 in ’07-’08 to 104 in ’08-’09. Annual Sales Volume in Morningside declined from $98,190,561 to $65,817,856- a 33% decrease from last year.

The Poncey Highland market had an improvement in Average Sale Price from $399,150 to $394,260, an increase of 1%. The Average Number of Days on the Market fell by 55% from 130 to 58 days. The Number of Units Sold fell slightly from 6 to 5 units or 17% over the last year. Annual Sales Volume climbed from $2,394,900 to $1,971,300, a decrease of 18%.

The Virginia-Highland market suffered a 12% decline in Average Sales Price-$656,671 to $575,048. The Average Number of Days on the Market increased by 17% from 64 to 75 and the Number of Units Sold fell from 83 in ’07-’08 to 71 in ’08-’09, a decline of 14%. Annual Sales Volume dropped by 25% from $54,503,693 in ’07-’08 to $40,828,408 in ’08-‘09.
