In the April 2010 Adams Realtors Intown North Market Survey, Inman Park was the only market that had a positive year over year increase in Average Sales Price. Ansley Park, Midtown and Poncey Highland were the only markets that experienced a fall in the Days on the Market. Virginia Highland and Inman Park were the only markets that had an increase in the Number of Units Sold. Inman Park was the only market that had an increase in Annual Sales Volume.

Here are the results of our April 2010 survey of Intown North markets:

The Ansley Park market experienced a 9% decrease in Average Sales Price with an Average Sales Price of $996,032 in 2008-09 and $905,042 in 2009-10. The Average Number of Days on the Market decreased from 103 to 97 or 6%. The Number of Units Sold was 22 units for each of the last two years. Annual Sales Volume decreased by 10% from $21,912,484 in 2008-09 to $19,910,924 in 2009-10.

Inman Park’s Average Sales Price increased from $439,158 to $448,076, a rise of 2%. The Average Number of Days on the Market increased from 65 to 85, a rise of 31%. The Number of Units Sold increased by 4%, from 24 to 25. Annual Sales Volume in the market increased from $10,539,792 in ’08-‘09 to $11,201,900 in ’09-‘10 or a rise of 6%.

Midtown’s Average Sales Price declined by 6%-$493,215 to $461,621. Average Days on the Market was down by 11% from 70 to 62 and the Number of Units Sold fell by 4% from 24 to 23 in the last year. Annual Sales Volume was off by 10% from $11,837,160 to $10,617,283 over the last year.

Morningside had a 3% fall in Average Sales Price from $645,721 in 2008-09 to $623,943 in 2009-10. The Average Number of Days on the Market rose by 30% over last year from 73 to 95. The Number of Units Sold fell by 13% from 121 in ’08-‘09 to 105 in ’09-‘10. Annual Sales Volume in Morningside dropped from $78,132,241 to $66,514,015- a 16% decrease from last year.

The Poncey Highland market had a decrease in Average Sale Price from $422,283 to $368,500, a fall of 13%. The Average Number of Days on the Market was down by 55% from 130 to 58 days. The Number of Units Sold fell from 6 units per year to 3 units per year or 50%. Annual Sales Volume dropped from $2,533,698 to $1,105,500 a decline of 56%.

The Virginia-Highland market suffered a 12% decline in Average Sales Price-$633,433 to $559,961. The Average Number of Days on the Market increased by 19% from 68 to 81 and the Number of Units Sold increased from 76 in ’08-‘09 to 78 in ’09-‘10, a increase of 3%. Annual Sales Volume was off by 9% from $48,140,908 in 2008-09 to $43,676,958 in 2009-10.
