Atlanta in DeKalb Market Survey for April '09

The Lake Claire neighborhood continued to be the only Atlanta in DeKalb market that experienced an increase in Average Sales Price over the last 12 months. Lake Claire was joined by Candler Park, Druid Hills, East Atlanta and Edgewood as markets that had a lower Average Days on the Market. Kirkwood remained the only market that showed an increase in the Number of Units Sold and every market suffered a decrease in Annual Sales Volume.

Here are the results of our April 2009 survey:

Candler Park had a 6% decrease in Average Sales Price over the last 12 months-$478,286 in ’07-’08 to $449,085 in ’08-’09. In positive news, the Average Number of Days on the Market dropped by 14% from 59 to 51. The Number of Units Sold fell by 7% from 45 to 42 and Annual Sales Volume was down by 12%-$21,522,870 to $18,861,570.

The Druid Hills market saw a decrease in Average Sales Price from $739,689 in ’07-’08
to $575,316 in ’08-’09, a drop of 22%. The Average Number of Days on the Market
fell by 13% from 78 to 68 and the Number of Units Sold dropped from 79 last year to 69
over the last 12 months, a decrease of 13%. As a result of a drop in price and number of
sales transactions, Annual Sales Volume was down by 32%-$58,435,431 to $39,696,804.

East Atlanta experienced an 11% decrease in Average Sales Price-$221,636 to $197,659.
The East Atlanta market saw a 3% decrease in the Average Days on the Market-67 to 65 and a 20% decrease in the Number of Units Sold-137 in ’07-’08 to 109 in ’08-’09. Annual Sales Volume dropped by 29% from $30,364,132 to $21,544,831 in the last 12 months.

The East Lake market had a 14% decrease in Average Sales Price from $248,335 to $214,588. The Average Number of Days on the Market increased from 66 to 95, an increase of 44%. The Number of Units Sold fell by 20% from 64 to 51 in the last 12 months. Annual Sales Volume in the market was down by 31%-$15,893,440 to $10,943,988.

Edgewood experienced a 19% drop in Average Sales Price from $182,638 to $147,846. Average Days on the Market fell by 17% from 76 to 63. The Number of Units Sold fell from 49 in ’07-’08 to 48 in ’08-’09, a decline of 2%. Annual Sales Volume went from $8,949,262 to $7,096,608 over the last 12 months, a drop of 21%.

Kirkwood had a decrease in Average Sales Price of 13%-$265,261 to $231,400. The Average Number of Days on the Market increased from 62 to 65 or 5%. The Number of Units Sold increased by 7% from 145 to 155 and Annual Sales Volume decreased by 7%-$38,462,845 to $35,867,000 over the past year.
