In July all of the Atlanta in DeKalb markets experienced a decrease in “year over year” Average Sales Price. The East Atlanta, East Lake & Kirkwood markets either were unchanged or had a decrease in Average Days on the Market. All of the neighborhoods, except Kirkwood, had a decrease in the Number of Units Sold and all markets experienced a decrease in Annual Sales Volume.

Here are the results of the July ‘09 survey:

Candler Park had a 4% decrease in Average Sales Price over the last 12 months-$457,297 in ’07-’08 to $438,479 in ’08-’09. The Average Number of Days on the Market was up by 44% from 50 to 72. The Number of Units Sold fell by 17% from 47 to 39 and Annual Sales Volume was down by 20%-$21,492,959 to $17,100,681 in the last year.

The Druid Hills market saw a decrease in Average Sales Price from $652,303 in ’07-’08
to $559,619 in ’08-’09, a decrease of 14%. The Average Number of Days on the Market
was up by 37% from 63 to 86 and the Number of Units Sold dropped from 73 last year to 54 over the last 12 months, a decrease of 26%. Annual Sales Volume was down by 37%from $47,618,119 to $30,219,426.

East Atlanta experienced a 20% decrease in Average Sales Price-$225,491 to $180,540.
The East Atlanta market was unchanged in the Average Days on the Market at 69 days and had a 28% decrease in the Number of Units Sold-137 in ’07-’08 to 98 in ’08-’09. Annual Sales Volume dropped by 43% from $30,892,267 to $17,692,920 in the last year.

The East Lake market had an 11% decrease in Average Sales Price from $236,807 to $210,968. The Average Number of Days on the Market decreased from 86 to 76, a decrease of 12%. The Number of Units Sold fell by 29% from 56 to 40 in the last 12 months. Annual Sales Volume in the market was down by 36%-$13,261,192 to $8,438,720.

Edgewood experienced a 19% drop in Average Sales Price from $168,528 to $135,721. Average Days on the Market increased by 11% from 64 to 71. The Number of Units Sold fell from 49 in ’07-’08 to 46 in ’08-’09, a decline of 6%. Annual Sales Volume went from $8,257,872 to $6,243,166 over the last 12 months, a drop of 24%.

Kirkwood had a decrease in Average Sales Price of 14%-$251,493 to $216,846. The Average Number of Days on the Market fell from 71 to 58 or 18%. The Number of Units Sold increased by 7% from 134 to 143 and Annual Sales Volume decreased by 8%-$33,700,062 to $31,008,978 over the past year.

The Lake Claire market experienced a decrease of 4% in Average Sales Price from $461,816 to $442,185. The Average Number of Days on the Market increased by 5% from 64 to 67 and the Number of Units Sold dropped by 49% from 47 in ’07-’08 to 24 in ’08-’09. Annual Sales Volume for the market fell by 51% from $21,705,352 to $10,612,440 over the last 12 months.
