In the February 2010 Adams Realtors Intown North Market Survey, none of the markets had a positive year over year increase in Average Sales Price. Ansley Park and Poncey Highland were the only markets that experienced a fall in the Days on the Market. Ansley Park was the only market that had an increase in the Number of Units Sold and a increase in Annual Sales Volume.
Here are the results of our February 2010 survey of Intown North markets:
The Ansley Park market had a 9% decrease in Average Sales Price with an Average Sales Price of $981,868 in 2008-09 and $897,074 in 2009-10. The Average Number of Days on the Market fell from 108 to 104 or 4%. The Number of Units Sold increased from 19 to 23 units in 2009-10. Annual Sales Volume increased by 11% from $18,655,492 in 2008-09 to $20,632,702 in 2009-10.
In Inman Park, the Average Sales Price fell from $482,424 to $436,940, a decline of 9%. The Average Number of Days on the Market increased from 69 to 78, an increase of 13%. The Number of Units Sold was off by 7%, from 29 to 27. Annual Sales Volume in the market decreased from $13,990,296 in ’08-‘09 to $11,797,380 in ’09-‘10 or a fall of 16%.
Midtown’s Average Sales Price decreased by 3%-$548,738 to $534,211. Average Days on the Market increased by 10% from 69 to 76 and the Number of Units Sold fell by 40% from 30 to 18 in the last 12 months. Annual Sales Volume was down by 42% from $16,462,140 to $9,615,798 over the last year.
Morningside had a 1% drop in Average Sales Price from $626,566 in 2008-09 to $622,083 in 2009-10. The Average Number of Days on the Market rose by 35% over last year from 71 to 96. The Number of Units Sold dropped by 2% from 110 in ’08-‘09 to 108 in ’09-‘10. Annual Sales Volume in Morningside fell from $68,922,260 to $67,184,964- a 3% decrease from last year.
The Poncey Highland market had an increase in Average Sale Price from $400,116 to $402,625, an increase of 1%. The Average Number of Days on the Market was down by 15% from 68 to 58 days. The Number of Units Sold fell from 6 units per year to 4 units per year. Annual Sales Volume fell from $2,400,696 to $1,610,500 a decline of 33%.
The Virginia-Highland market experienced a 14% decline in Average Sales Price-$656,687 to $562,468. The Average Number of Days on the Market increased by 21% from 68 to 82 and the Number of Units Sold declined from 84 in ’08-‘09 to 75 in ’09-‘10, a decrease of 11%. Annual Sales Volume fell by 24% from $55,161,708 in 2008-09 to $42,185,100 in 2009-10.
