Avondale Estates and the City of Decatur continue to have mostly positive news in this month’s survey while Pine Lake’s market continues to have price deterioration. Two of the 4 City of Decatur neighborhoods that we examined were positive and two were negative.

Avondale Estates had a 1% decrease in Average Sales Price from a year ago-$320,457 in ’07-’08 versus $317,678 today. The Average Days on the Market stretched out a bit from 81 to 85 or an increase of 5%. The Number of Units Sold fell from 66 to 58, a drop of 12%.

The City of Decatur market saw an increase in Average Sales Price of 2%-$379,779 to $388,770. The Average Days on the Market in Decatur was up by 3%-65 to 67 and the Number of Units Sold fell from 270 in ’07-’08 to 230 in ’08-’09, a drop of 15%.

Here are the survey results for 4 City of Decatur neighborhoods:

Glenwood Estates was up 11% in Average Sales Price to $438,680, Days on the Market were down 15% to 61 and the Number of Units Sold went from 5 to 10 in the last 12 months.

The Great Lakes neighborhood suffered an Average Sales Price drop of 12% to $426,680 with Average Days on the Market increasing by 6% to 68 and the Number of Units Sold falling by 58% from 12 to 5.

Oakhurst saw a 6% decline in Average Sales Price to $233,452 and a drop on Average Days on the Market of 7% or 64. The Number of Units Sold fell by 28% to 72.

The Winnona Park neighborhood enjoyed an 11% increase in Average Sales Price to $448,198. The Average Number of Days on the Market grew by 16% to 79 and the Number of Units Sold was up by 13% to 34.

The City of Pine Lake suffered a 17% decrease in Average Sales Price from $155,584 to $128,881 this year. Average Days on the Market increase by only 1% from 105 to 106 and the Number of Units Sold fell from 17 in ’07-’08 to 11 in ’08-’09, a decline of 35%.
