None of Atlanta’s Intown North markets had a positive change in year over year Average Sales Price. Two of the six markets had a drop in the Number of Days on the Market. Five of the six markets had a drop in the Number of Units Sold with one market, Poncey Highland unchanged and all the markets were “negative” in year over year Annual Sales Volume.

Here are the results of our August 2009 survey on a market by market basis for Intown North:

The Ansley Park market had a 7% decrease in Average Sales Price with an Average Sales Price of $1,071,758 in ’07-’08 and $992,363 in ’08-’09. The Average Number of Days on the Market was up from 104 to 106, an increase of 2%. The Number of Units Sold fell by 27% from 30 to 22 in the last year. Annual Sales Volume fell by 32% from $32,152,740 to $21,831,966 in ’08-‘09.

Inman Park’s Average Sales Price fell from $524,392 to $487,910, a decrease of 7%. The Average Number of Days on the Market went from 75 to 66, a decrease of 12%. The Number of Units Sold fell by 55%, from 33 to 15 and Annual Sales Volume decreased from $17,304,936 in ’07-’08 to $7,318,650 in ’08-’09 or a fall of 58%.

The Midtown’s Average Sales Price had a decrease of 18%-$606,330to $495,162. Average Days on the Market grew by 31% from 58 to 76 and the Number of Units Sold fell by 43% from 30 to 17 in the last 12 months. Annual Sales Volume fell by 54% from $18,189,900 to $8,417,754 in the last year.

Morningside had a 5% decrease in Average Sales Price from $673,371 in ’07-‘08 to $641,372 in ’08-‘09. The Average Number of Days on the Market decreased from 81 to 76, a drop of 6% while the Number of Units Sold fell by 28% from 155 in ’07-’08 to 111 in ’08-’09. Annual Sales Volume in Morningside fell from $104,372,505 to $71,192,292- a 32% decrease from last year.

The Poncey Highland market had a decrease in Average Sale Price from $411,857 to $389,957 a fall of 5%. The Average Number of Days on the Market increased by 62% from 79 to 128 days. The Number of Units Sold was unchanged at 7 units in each of the past years. Annual Sales Volume went from $2,882,999 to $2,729,699, a fall of 5%.

The Virginia-Highland market experienced a 14% decline in Average Sales Price-$666,913 to $571,471. The Average Number of Days on the Market increased by 3% from 67 to 69 and the Number of Units Sold fell from 89 in ’07-’08 to 72 in ’08-’09, a decrease of 19%. Annual Sales Volume was down by 31% from $59,355,257 to $41,145,912 in ’08-‘09.
