In October’s Adams Realtors Intown North Market Survey, Poncey Highland was the only neighborhood that had a positive year over year increase in both Average Sales Price and Number of Units Sold. As a result, Poncey Highland was only one of two markets in this month’s entire survey to have a gain in Annual Sales Volume. Inman Park and Ansley Park had promising results in the Days on the Market category and Ansley Park, which only had one less sale in the last 12 months than in the previous 12 months, had a brighter outlook in the important Number of Units Sold category.
Here are the results of our October 2009 survey on a market by market basis for Intown North:
The Ansley Park market had a 12% decrease in Average Sales Price with an Average Sales Price of $1,079,890 in ’07-’08 and $950,754 in ’08-’09. The Average Number of Days on the Market was unchanged from last year at 110. The Number of Units Sold fell by 4% from 25 to 24 in the last year. Annual Sales Volume fell by 15% from $26,997,250 to $22,818,096 in ’08-‘09.
Inman Park’s Average Sales Price fell from $517,019 to $461,284, a decrease of 11%. The Average Number of Days on the Market went from 77 to 67, a decrease of 13%. The Number of Units Sold fell by 24%, from 29 to 22. Annual Sales Volume in this market fell from $14,993,551 in ’07-’08 to $10,148,248 in ’08-’09 or a decrease of 32%.
Midtown’s Average Sales Price decreased by 20%-$593,893 to $474,427. Average Days on the Market grew by 43% from 56 to 80 and the Number of Units Sold fell by 41% from 29 to 17 in the last 12 months. Annual Sales Volume dropped by 53% from $17,222,897 to $8,065,259 in the last 12 months.
Morningside experienced a 7% decrease in Average Sales Price from $672,872 in ’07-‘08 to $628,531 in ’08-‘09. The Average Number of Days on the Market increased by 11% over last year from 75 to 83. The Number of Units Sold fell by 33% from 159 in ’07-’08 to 106 in ’08-’09. Annual Sales Volume in Morningside fell from $106,986,648 to $66,624,286- a 38% decrease from last year.
The Poncey Highland market had an increase in Average Sale Price from $393,771 to $406,663, a bump upward of 3%. The Average Number of Days on the Market was up by 335% from 34 to 148 days. The Number of Units Sold increased slightly from 6 to 7 units or 17% over the last year. Annual Sales Volume went from $2,362,626 to $2,846,641, a gain of 20%.
The Virginia-Highland market had a 13% decline in Average Sales Price-$668,909 to $580,701. The Average Number of Days on the Market increased by 14% from 63 to 72 and the Number of Units Sold fell from 85 in ’07-’08 to 71 in ’08-’09, a decrease of 16%. Annual Sales Volume was down by 27% from $56,857,265 to $41,229,771 in ’08-‘09.
