We have modified our Intown Atlanta Market Survey to measure market activity and changes over the last three years. Thus, we will now look back in 12 month increments from 2010 to 2007. Our current report compares the periods from June 1, 2009 to May 31, 2010, June 1, 2008 to May 31, 2009 and June 1, 2007 to May 31, 2008. This report looks at the numbers from the market as a whole.

The Average Sales Price for the 12 months ending May 31, 2010 was $302,685, compared to the May 31, 2009 number of $308,704 and $373,269 as of May 31, 2008.
The one year change is negative 2% while the two year change is negative 19%.

Average Number of Days on the Market was 78 days over the last 12 months and 78 days for the period 2008-09. In 2007-08, the Average Number of Days on the Market was 77 days. Thus the one year change was zero and the two year change was negative 2%.

The Number of Units Sold in the last 12 months was 1,643, while in the 12 months ending May 2009 1,666 units sold and from June 2007 to May 2008 1,994 sold. The one year change is negative 1% and the two year change is negative 18%.

Annual Sales Volume from June ’09 to May ’10 was $497,311,980 compared to $514,300,732 in ’08-’09 and $744,298,306 in ’07-’08. The one year change was negative 3% and the two year change was negative 33%.

The good news from this report is the decline in all of these categories over the last year is flattening out. The bad news is the horrifying decline since 2007 in all categories except the Average Days on the Market.
