The Lake Claire neighborhood once again was the only Atlanta in DeKalb market that experienced an increase in Average Sales Price over the last 12 months. Candler Park, East Atlanta and Edgewood were markets that had a decrease in Average Days on the Market. Kirkwood remained the only market that showed an increase in the Number of Units Sold and all markets experienced a decrease in Annual Sales Volume.

Here are the results of the May 2009 survey:

Candler Park had only a 4% decrease in Average Sales Price over the last 12 months-$468,602 in ’07-’08 to $451,749 in ’08-’09. In more positive news, the Average Number of Days on the Market dropped by 9% from 58 to 53. The Number of Units Sold fell by 13% from 48 to 42 and Annual Sales Volume was down by 16%-$22,492,896 to $18,973,458.

The Druid Hills market saw a decrease in Average Sales Price from $716,472 in ’07-’08
to $570,464 in ’08-’09, a drop of 20%. The Average Number of Days on the Market
was up by 10% from 71 to 78 and the Number of Units Sold dropped from 77 last year to
70 over the last 12 months, a decrease of 9%. Annual Sales Volume was down by 28%- $55,168,344 to $39,932,480.

East Atlanta experienced a 16% decrease in Average Sales Price-$226,045 to $190,795.
The East Atlanta market saw a 10% decrease in the Average Days on the Market-71 to 64 and a 21% decrease in the Number of Units Sold-133 in ’07-’08 to 105 in ’08-’09. Annual Sales Volume dropped by 33% from $30,062,985 to $20,033,475 in the last 12 months.

The East Lake market had a 13% decrease in Average Sales Price from $245,305 to $213,092. The Average Number of Days on the Market increased from 70 to 92, an increase of 31%. The Number of Units Sold fell by 17% from 59 to 49 in the last 12 months. Annual Sales Volume in the market was down by 28%-$14,472,995 to $10,441,508.

Edgewood experienced a 15% drop in Average Sales Price from $177,783 to $150,391. Average Days on the Market fell by 18% from 78 to 64. The Number of Units Sold fell from 50 in ’07-’08 to 47 in ’08-’09, a decline of 6%. Annual Sales Volume went from $8,889,150 to $7,068,377 over the last 12 months, a drop of 20%.

Kirkwood had a decrease in Average Sales Price of 12%-$262,028 to $230,395. The Average Number of Days on the Market increased from 64 to 66 or 3%. The Number of Units Sold increased by 3% from 143 to 148 and Annual Sales Volume decreased by 9%-$37,470,004 to $34,098,460 over the past year.

The Lake Claire market experienced an increase of 4% in Average Sales Price from $444,829 to $464,045. The Average Number of Days on the Market increased by 10% from 60 to 66 and the Number of Units Sold dropped by 35% from 46 in ’07-’08 to 30 in ’08-’09. Annual Sales Volume for the market fell by 32% from $20,462,134 to $13,921,350 over the last 12 months.
