The Impact of Linkage and Connectivity on Real Estate

The Interstate Highway system turned small Atlanta-area towns into thriving suburban cities. Today, the Atlanta Beltline is doing the same thing from the inside out.

Expanding the Trail: New Southside & Southeast Segments

In mid-June, the 1.9-mile Segments 2 and 3 of the Southside Trail will be open to the public. This section of the Beltline will run from Boulevard, just south of Grant Park, west to McDaniel Street and University Avenue near the Pittsburg Yards development. At Pittsburg Yards, this new section will connect to the existing Southwest Trail.

The new trail opens a month after Segments 4 and 5 of the Southeast Trail from Glenwood Avenue to Boulevard. According to the Atlanta Beltline, this new section of the trail will form 16.7 miles of a continuous trail and provide a connection to 36 neighborhoods.

Spotlight on Southwest Atlanta

This month, we will focus on the Southwest Atlanta neighborhoods on or near the Beltline. The residents of these neighborhoods will be able to travel north and west to:

  • The new Shirley Franklin Park

  • Washington Park

  • The Atlanta University Center

  • West Midtown

Or east and north to:

  • Grant Park/Zoo Atlanta

  • Krog Street Market

  • Ponce City Market

  • Piedmont Park

I expect that home prices will rise in these communities because of their proximity to the Beltline.

The Overall Atlanta Market Snapshot

First, let’s look at the overall market:

  • Average Sales Price: $853,588 (a 7% year-over-year increase)

  • Average Days on Market: 46 days (an annual increase of 14%)

  • Homes Sold (Last Year): 1,356 homes (a decrease of 7%)

The Appeal of Southwest Atlanta Communities

The Southwest Atlanta communities are considered some of the most affordable neighborhoods in the City of Atlanta. These neighborhoods are characterized by tree-lined streets with a good housing stock. Their proximity to Downtown Atlanta and Hartsfield-Jackson International Airport is a plus.

Below is a list of these neighborhoods showing the Average Sales Price in 2021 and the Average Sales Price today. You will note that each community, except for Capitol View, experienced a double-digit increase in price over the last half-decade.

The "Beachfront Property" Effect and Future Outlook

In the City of Atlanta, the Freedom Parkway path, on the east side of the city, and the Atlanta Beltline trail have been a catalyst for growth and gentrification. The term “beachfront property” is often used to describe a location on or near one of the trails.

The West End Trail section of the Beltline has been in place since 2008. Other segments and phases of the trail were completed in 2017 and 2025. With the opening of the two segments of the Southeast Beltline, the Southwest Atlanta neighborhoods are now connected via a trail to all the amenities on the east side of the city. As mentioned above, I expect that demand for housing in these neighborhoods will be even stronger than what has been experienced in the last five years.
