September Intown Atlanta Market Report

This month, as we have done in the past, we are going to examine the six small municipalities that surround the City of Atlanta. People are attracted to these cities because of their small-town feel, good city services, and very accessible local government.

In the case of the City of Decatur, it boasts its own high-performing public school system. The Tri-Cities of College Park, Hapeville, and East Point, along with Pine Lake on the east side, attract buyers because they remain relatively affordable compared to many Intown Atlanta communities. Meanwhile, Avondale Estates continues to appeal to buyers due to its small-town flavor, newly developed "town center," and excellent municipal services.

Overall Market Overview

Before we examine these individual cities, let’s review the August 2026 numbers for the overall Intown market:

  • Average Sales Price (ASP): $873,526 (a 3% increase over the last 12 months and a 7% increase over 24 months)

  • Average Days on Market (DOM): 49 days (an increase of 17% over the last 12 months and 22% longer than two years ago—a sign of a slowing market)

  • Number of Units Sold: 1,344 homes sold over the last year (a 1% decrease compared to last year and 5% fewer sales than two years ago)

Spotlight: 10-Year Price Growth in Surrounding Municipalities

In examining price growth in these six surrounding small cities, we are comparing Average Sales Prices across 2016, 2021, and 2026. You will notice that, in several cases, the most dramatic price surging occurred between 2016 and 2021. This window includes the beginning of the COVID-19 pandemic in 2020, during which housing demand briefly paused during the first half of the year before surging sharply in the second half.

Key Trends & Affordability Shifts

  • The Shift in Affordability: The Tri-Cities and Pine Lake offer strong value, but entry-level price points have fundamentally shifted. In 2016, all four had Average Sales Prices under $200,000. By 2021, every single one had passed the $200,000 threshold. Today, East Point is the only municipality remaining with an Average Sales Price under $300,000.

  • Premium Demand: Decatur, driven by its top-tier public school system and strong community services, continues to see high demand as its Average Sales Price edges closer to the $1 million mark ($970,269).

  • Community Development: Avondale Estates, featuring its newly developed town center, consistently draws buyers seeking a classic small-town feel within close reach of the central city.

Looking Ahead: Final Quarter of 2026

Next month, we will analyze the Intown Atlanta single-family market in depth as we enter the final quarter of 2026.

Note: This month, we added two new Southeast Atlanta neighborhoods, Benteen Park and Boulevard Heights, to our market report coverage. Concurrently, we dropped the City of Decatur neighborhoods of Glenwood Estates and Lenox Place, as both experienced only a small number of transactions annually.
